The JLA is quite correct in saying that there is no need for annual inspections on rented accommodation. The best way is a complaints system, after all there are many more good Landlords than bad. The same goes for tenants too, the majority are good but there are many that don't care about keeping the inside of their accommodation in good condition. Having been a Landlady myself I have had good and bad tenants. I have also had the situation where there was a need to have certain things fixed but the tenant didn't inform me and when they left it cost me a lot more money to put these things right. If the Landlord is not told how do they know.
