We have recently bought and have had very different experiences with estate agents.
We have made offers that have been refused, not contacted about properties that are being listed and they are suddenly under offer without having a chance to view. Viewings cancelled on the same day as cash buy to let offers a accepted.
Refused to make an offer just because we have a mortgage. The system needs reform, offers from people buying to live and work here should be priority over investors. We finally found a house but had to commit to buy before even seeing the property, but luckily the vendor and estate agent were fair and allowed us to view before anyone else.
