LES QUENNEVAIS PARK, BLOCKS D, E, F, G AND H – PROPOSED CONVERSION OF LONG LEASEHOLDS TO FLYING FREEHOLD

REPORT

Decision(s): Under Standing Order 168(3) the Minister for Treasury and Resources hereby notifies the States that he has accepted the recommendation of the Property Holdings Department to agree to the following –

Land transaction –

  1. To set up Flying Freehold Associations for the properties –
  1. "Blocks D, E and F, Les Quennevais Park" comprising 36 flats and garages, together with the communal areas and land;
  2. "Block G,  Les  Quennevais  Park"  comprising  12 flats  and  garages, together with the communal areas and land;
  3. "Block H,  Les  Quennevais  Park"  comprising  12 flats  and  garages, together with the communal areas and land.
  1. To provide an option to each existing Leaseholder at the properties: "Blocks D, E, F, G and H, Les Quennevais Park" to convert their Leasehold interest in their flat and garage to Flying Freehold ownership, for a consideration as set out in the accompanying report.
  2. To provide an option to each existing Leaseholder at the properties: "Blocks D, E, F, G and H, Les Quennevais Park" who presently has use of an enclosed garden area to acquire same as part of the Flying Freehold ownership at a rate of £14.04 per square foot.
  3. To arrange for the surveyors' and legal costs associated with setting-up the Flying Freehold Association to be met by the Public, with the Leaseholders to meet their own legal costs in becoming co-owners of the Flying Freehold Association.
  4. To confirm the above decision after giving the States 15 working days' notice of the transaction, and to cause the transaction to be completed.

The Minister hereby authorises the Attorney General and the Greffier of the States to pass any contract which is required to be passed on behalf of the Public.

After the expiry of 15 days following presentation to the States the transaction may be concluded.
