Dear Sir

I write with regard to my personal experience of applying for planning permission. I find it daunting expensive and finally depressing.

I have access to build on a small plot of land in St Helier.

My father as the owner, has submitted plans on several occasions on my behalf. They were hand drawn plans of some accuracy as he is retired from the building industry after 50 years. They were rejected with no guidance.

I have taken an architect to the site who led me to believe that there is good merit for a small 2/3 bedroom house. Also that professional drawings would enhance my case. The cost of these plans together with your planning fee make this unattainable.

I would add that the site is labelled 'green belt' on the Island plan. A site visit would reveal that this is quite possibly a mere convenience in squaring off a plot. I would be glad to provide more details.
